9492 Irwin, Hammondsport, NY 14840

Escape to a hidden retreat in the heart of Finger Lakes wine country. Situated on two parcels totaling 13.86± acres per the deeds, this rustic off-grid cabin offers exceptional privacy among the wooded hills of Pulteney, NY. A private gravel driveway winds through the forest from approximately 395 feet of frontage on Dug Road. The cabin features hardwood floors, tongue-and-groove ceilings, wood-paneled finishes, an open living and kitchen area, and a sleeping loft. A window-lined enclosed porch provides a comfortable place to relax, create, or watch the woods come alive. The kitchen offers counter space, a sink, and propane range. Propane heat and lighting are supplemented by a wood-burning stove, and the cabin has a metal roof. No utility electric service is available at the road. The cabin is wired for generator-supplied electricity and has an older fuse-style panel. A drilled well has previously produced water using a generator-powered pump. A rustic storage building and woodshed provide space for firewood, tools, hunting equipment, and recreational gear. Nearly the entire property is wooded, with massive, mature red oaks producing an abundant acorn crop this year. A small ridgetop overlooks the woods, while an ephemeral stream adds diversity to the terrain. Deer sign is prevalent, including matted-down trails, rubs, and scrapes. Beyond its appeal as a hunting camp, the secluded setting could serve as an artist or writer's retreat, creative space, or nature-centered getaway. Subject to zoning, permitting, utility upgrades, and other approvals, it could also inspire a vacation rental, woodland gathering place, or hidden wood-fired culinary destination. The property adjoins the recently sold Finger Lakes Retreat at Oak Ridge and is near Keuka Lake, Hammondsport, Urbana State Forest, the Finger Lakes Trail, and the region's wineries, vineyards, breweries, restaurants, marinas, and recreation. It offers true seclusion within reach of the Finger Lakes tourism corridor. The cabin is sold fully furnished and strictly as-is as part of an estate. All rights owned by the seller convey.
